Bank of Canada raises its key policy rate by .25% to 5.0%

The Bank of Canada increased the overnight rate today to 5% despite the decline in the inflation rate to 3.4% as of May 2023 because of lower energy prices. Food and shelter inflation remains high.

In a recent speech, Deputy Governor Paul Beaudry stated: "We know this tightening cycle has not been easy for many Canadians. But the alternative—not controlling inflation—would be far worse, particularly for people living on low or fixed incomes." He pointed out that continued strong demand for both goods and services, coupled with a tight job market and rising wages all highlight persistent inflation pressures in the Canadian economy.

With inflation approaching the target rate of 2%, most Canadian economists believe the key interest rate will remain at 5.0% for the duration of 2023, even though the Bank of Canada left the door open to more tightening. The next official inflation announcement is scheduled for July 18, 2023.

Looking ahead:

The Bank of Canada would be poised to reduce overnight interest rates to spur the general economy back to health, provided inflation is close to its target range of 2% (expected in mid to late 2024). This will have a dramatic effect on real estate market activity due to pent-up buyer demand, falling interest rates, which would improve affordability, massive immigration in Canada increasing demand for housing and a severe undersupply of housing stock.

The next Bank of Canada announcement is September 6, 2023.

The Bank of Canada increased the overnight rate today to 4.75% citing persistent inflation at 4.4%, a hot job market and stronger than expected economy.

By raising the overnight rate, the expected effect in the coming months is: "In our baseline forecast, the labour market will soften as the economy slows. Wage growth will ease. Businesses will revert to more normal price-setting behaviour. And near-term inflation expectations will come into line with the inflation target," said Bank of Canada Governor Tiff Macklem recently.

With inflation at twice the Bank of Canada's target rate of 2%, housing-market activity that has dramatically increased this spring fuelling an uptick in home prices and the economy showing no signs of softening could lead to even a further Bank of Canada increase this year. However, most Canadian economists believe the Bank of Canada will leave its key interest rate at 4.75% for the duration of 2023 even though the Bank of Canada left the door open to more tightening. The next official inflation announcement is scheduled for June 27, 2023.

Bank of Canada raises the key interest rate by one-half of a percentage point (0.50%), bringing it to 4.25%

The Bank of Canada has raised its policy rate to 4.25% today, stating borrowing costs need to rise to bring inflation back to target of 2% from the current rate of 6.9%. This marks the seventh consecutive rate increase in 2022. "We're expecting roughly zero growth (in the Canadian economy) for the next several quarters and to be more specific, the last quarter of this year the first half of next year", said Bank of Canada Governor, Tiff Macklem, recently. Climbing interest rates, dramatic declines in real household consumption, high inflation, house price and house sale declines in Canada's major cities with the exception of Atlantic Canada and the Prairies, and zero or negative growth in our economy all point to a mild, short recession mid-year 2023. Recessions typically bring inflation down – consumer demand for goods drops, supply chains are able to recover, and unemployment rates rise as businesses lay off workers and wages stagnate. This in turn leads to even less demand for goods and services.

At the end of 2024, inflation should be closer to the desired target rate of 2%, and the Bank of Canada will then likely lower rates to improve the overall economy. Housing demand should once again rise due to lower interest rates and this improving demand backdrop will likely yield an increase in average home prices and sales activity.

The next rate-setting day is January 25th, 2023.

Bank of Canada overnight rate rises to 1.5%

The Bank of Canada has raised its policy rate three times in 2022, to 1.5 per cent today from a pandemic low starting in March of 2020 of 0.25 per cent. Bank of Canada Deputy Governor Toni Gravelle stated borrowing costs need to rise quickly to more normal levels to bring inflation back to target of 2% from its current high this month of 6.8%, and that the current policy interest rate was "too stimulative". The Bank of Canada has warned that the overnight rate needs to rise further into the neutral range of 2% to 3% to cool domestic inflation and bring the economy back to balance without triggering a recession or stagflation.

The Bank of Canada understands that the Canadian economy is likely more sensitive to rising borrowing costs than it used to be. During the pandemic, investors moved heavily into the housing market such that one in five home purchases originate from this group, and many borrowers have crushing loan-to-income ratios.

"Rising interest rates are designed to slow the economy by making borrowing more expensive. That tends to slow sectors like housing," said Toni Gravelle, "But this slowing might be amplified this time around because highly indebted households will face high debt-servicing costs and will likely reduce household spending more than they would have otherwise. Our base-case scenario includes a slowdown in housing activity. But we could see a larger-than-expected slowdown due to higher indebtedness and unsustainably high housing prices."

Expect more rate hikes throughout 2022 from the Bank of Canada. Recall that just over three years ago the overnight rate, in October of 2018, was 1.75%, the highest overnight rate from 2008 to today. Canada had enjoyed 14 years of extremely low policy rates.

The next rate-setting day is July 13th, 2022.

Easter Activities for you and your families!

Easter Egg Hunt

Your little ones are sure to love a good-old-fashioned Easter egg hunt, and the best part is that they’re easy to pull off. All you need are the hollow easter eggs and something to fill them with. You can choose to fill them with candy, tiny treats or even coins. Once the eggs are tucked away, it’s time to start the countdown for the hunt.

Decorate an Easter Egg

Decorating Easter eggs has become an absolute staple around this time of year. Whether you choose to purchase a kit or go the DIY Route, there are an abundance of styles and designs for you to choose from that’ll make the perfect seasonal display.

DIY Easter Basket
With all of the eggs your little ones will be collecting and decorating, they’re going to need a place to put them all. Gather some supplies and turn an ordinary basket into something fun and festive.

Plant Flowers

Easter signals the beginning of the spring season, and what better way to celebrate than by planting a few springtime flowers? You can choose to plant seedlings, and watch them bloom and blossom over the course of the season, or you can plant fresh flowers to immediately add some colour to your garden.

Four-Cheese Scalloped Potatoes

Ingredients

1 1/2 tablespoons unsalted butter, cut into pieces, plus more for brushing

1/2 clove garlic

1/3 cup shredded mozzarella cheese

1/3 cup shredded asiago cheese

1/3 cup shredded raclette or comté cheese

2 pounds russet potatoes, peeled and sliced 1/8 inch thick

Kosher salt and freshly ground pepper

2 cups heavy cream

1/4 teaspoon freshly grated nutmeg

4 fresh bay leaves

1/4 cup grated parmesan cheese

1. Position a rack in the upper third of the oven and preheat to 425 degrees F. Generously brush a large skillet with butter, then rub with the garlic. Combine the mozzarella, asiago and raclette in a bowl.
2. Heat the skillet over medium-high heat. Add half of the potatoes, spreading them out. Sprinkle with 3/4 teaspoon salt, half of the cut-up butter, half of the shredded cheese blend, and pepper to taste. Arrange the remaining potatoes on top. Sprinkle with 3/4 teaspoon salt, and pepper to taste. Pour the cream over the potatoes, then add the nutmeg and bay leaves; simmer 3 minutes. Dot the potatoes with the remaining cut-up butter.
3. Generously brush a shallow baking dish with butter; slide the potatoes into the dish; arrange with a fork, if desired. (If your skillet is ovenproof, you can skip this step and bake the potatoes in the skillet.)
4. Sprinkle the potatoes with the parmesan and the remaining shredded cheese blend. Bake until golden, about 25 minutes. Let rest 5 minutes before serving. Discard the bay leaves.

Spring is my favorite season of the year! It's the time of the year when the sun is shining and everyone comes out of a winter hibernation. If your looking to buy a home during a spring frenzy, it can seem to be difficult. Seeming like every time you make an offer, somebody else beats you to it! Although, spring can be the best time to buy a home for all the same reasons! To increase your chances of buying the home you want, it’s important to have a strategy that will give you an edge when many other buyers are in the market. Let me help you create that strategy, so your home buying process is flawless.

Prepare Your Home for Spring Thaw

As the weather warms and Canadian families go from home-bound hibernating to springtime sun-seeking, it’s important to make sure that the weather changes do not damage our homes.

Protecting the quality of your home, especially during spring runoff in a heavy-snowfall region, requires a bit of foresight, planning and support. Here are some tips from the Insurance Bureau of Canada (IBC) that will help you take preventative measures.

Inspect the grounds. Check to see if driveways, sidewalks, decks, around your basement, and patios have the appropriate grading to direct water away from your home.
Check your eaves and downspouts. Ensure they extend away from your basement wall to allow the water to drain away from your home and out toward the backyard, back lane, or street.
Check that your sump pump is correctly working. A functioning sump pump can prevent flooding in your home so be sure to check that it is in working order. Consider adding back-up battery power so that your sump pump continues to work in the event of an electricity outage. If you live in an area prone to flooding and you don't already have a sump pump installed it may be something to consider.
Consider installing backflow valves. In the event of a main sewer backup, backflow valves will automatically close to prevent water and sewage from entering your home. Backflow valves are to be installed on your basement sewer connections such as drains and toilets and are a good preventative measure.

Preparing Your Home for Winter!

Make Sure Your Heating System is Ready
Depending on the type of heating system you have, there are a few home maintenance things you should do before the temperatures really start to dip. If you have a high-efficiency system, PVC vent pipes need to be cleared of any obstructions. And those with a boiler system should have their system cleaned every year. Those with gas should have a cleaning about every three years.

Check Batteries in Smoke and Carbon Monoxide Detectors
According to the Canadian Fire Administration, heating is the cause of 27 percent of structure features during the winter months. So make sure all smoke and carbon monoxide detectors are working in your home. And it's best to have smoke alarms in every room of your home, including hallways. Be sure that home maintenance includes checking the batteries in all alarms once a month is always on your home maintenance checklist.

Prevent Pipes from Freezing
When water freezes, it expands and can cause your pipes to burst. To prevent frozen pipes, insulate pipes near windows, doors and in areas of the home that are unheated. Disconnect your garden hose from the outside faucet. Finally, set the heat to no lower than 55 degrees F.

Protect Entryways
All that snow, ice and mud can wreak havoc on your entryway floors. Place mats both inside and outside the door, along with boot trays inside the entryway. And make sure your mudroom is ready with a place to dry wet jackets, hats, mittens and gloves.

Stop Ice Dams from Forming
If your home is prone to icicles and ice dams, take steps now to make sure you have proper insulating. And you can also prevent ice dams by raking the snow off your roof and installing heat cables.

Safety Tips for this Halloween!

Halloween is one of the most creative holidays! You get to dress up, meet with friends and you can eat your weight in candy for one night.

However, as fun as this time of year is, it’s imperative that you keep yourself and your kids safe. That’s why we’ve pulled together this handy guide:

1. Stay six feet away from other groups at all times

2. Decorate and wear a face mask as part of your costume

3. Decorate your costumes brightly

4. Don’t leave your kids alone, even older children should have an adult with them to chaperone.

5. Take a look through the candy bag first. NEVER eat candy that's unwrapped (even a little bit!) and always be on alert for known allergies.

Make sure to enjoy, and make this Halloween one to remember!

Getting into the Celebration

To enter Hawrelak Park during the Heritage Celebration 2021, visitors are required to present a Timed-Entry Pass. They will be available through Eventbrite for free. Visitors will NOT be able to enter without a Timed-Entry Pass. We will only be allowing a fixed number of people into the park per hour but once inside the park guests can stay as long as they like.

Passes will be scanned at the main entrance, the bus entrance, and the bridge entrance.

NEW! To decrease person-to-person interaction, there will be NO FOOD TICKETS for sale. Food and goods can be purchased directly from the pavilions by credit or debit ONLY.

How to: Summertime in Edmonton

With summer break rapdily approaching as Alberta enters Phase 2 of the "Open for Summer" Plan, it's beginning to look as if all restrictions could be lifted right in time for warm weather and cool drinks in the company of friends! So, what better time than now to start looking ahead to the reopening of the attractions and events that we Edmontonians have been waiting for. Fortunately, you won't have to look very far, just scroll down to get a few ideas!

Fort Edmonton Park - Back in Business!

The re-opening of Fort Edmonton Park, which has been closed for over a year for a long-planned enhancement project, is nearly here! Fort Edmonton Management Company has now set its sights on opening the doors on July 1 Canada Day, subject to AHS restrictions and guidelines. The $165 million enhancement, funded by all three levels of government, includes new features and exhibits like the Indigenous Peoples Experience, new attractions added to the Johnny J. Jones Exposition, and a new front entry plaza and admissions area. Tickets to the park can be purchased online at fortedmontonpark.ca in the coming weeks. Due to COVID-19 restrictions, the public will be required to pre-book their tickets.

Enjoy the River Valley Trails!

There’s green space, and then there’s the North Saskatchewan River Valley. This vast collection of scenic parks is 22 times bigger than New York City’s Central Park. Over 150 kilometres of trails, pathways, and golf courses connect 20 parks, where locals and visitors picnic, bike, run, kayak, canoe, stand-up paddleboard, take a paddleboat or Segway. Bring the whole family and make a day of it!

University of Alberta Botanic Garden

Be amazed by the wealth and diversity of nature at the stunning University of Alberta Botanic Gardens – a must-visit for lovers of flora, fauna and beautiful things. With 80 acres of display gardens (and 110 additional acres of natural areas and ecological preserves), there’s tons to explore. Don’t miss the new Aga Khan Garden—4.8 hectares of modern architectural beauty inspired by Moghul traditions, and designed for the Edmonton region’s climate and topography.

Alberta Legislature

Set atop the banks of the North Saskatchewan River, the Alberta Legislature is a marvel of marble pillars and carved oak. Discover the Alberta Legislature on a free guided tour, offered hourly. Ask about the Famous Five who fought for women’s right to vote. Learn about the fascinating stories behind the portraits and magnificent art. Glance at the bejeweled gold and silver ceremonial mace. And don’t forget to listen for the phenomenon known as the “magic spot”.

Spring Has Sprung!

As we sit in view of the much-anticipated May Long Weekend, I'm sure we're all thinking the same thing; "How will I spend all that time...?". While Netflix certainly has enough movies and shows to last you the weekend-and then some, many of our properties are in need of some TLC, particularly freshening up our yard or pulling all that patio furniture out of storage!

If that sentence hit too close to home, don't fret, we've included some easy-to-follow steps to get that Spring Cleanup project started and out of the way!

1. Lawn
Your Lawn is the first place you should start. Survey your yard for any for any trouble spots and then tackle problems head-on with these tips and tricks:

Heavy traffic and pet messes ruining your grass? Sprinkle soil over the area with a combination of grass seed and fertilizer. Keep dirt moist until the seeds sprout into grass.
Remove any debris cluttering your lawn: Pick up any fallen branches or twigs, clean leftover pet messes, and rake leaves when the ground is completely dry.

2. Trees, Shrubs, Perennials
Give your plants a solid foundation to build upon by clipping away any dead, dying, or diseased branches. While you're at it, cut back any branches that are encroaching on walkways or high-traffic areas, so they don't get accidentally broken off during the spring and summer months.

3. Garden Beds
Flowers need room to grow, so it's important that you clear garden beds of fallen leaves, dead foliage, and unruly weeds before spring is in full swing.

4. Patios & Pathways

Dirty Patio Furniture: If your metal and plastic patio furniture needs a good clean, mix a generous amount of dish liquid soap with warm water in a bucket. Then spray the furniture down with a hose and wipe down with a scrub brush.
Wicker and Rattan Furniture: Dip a soft cloth in mild soap and water, and wipe off the furniture surface. Remove any dirt in the grooves with a toothbrush.
Get Rid of Mud and Grime: After clearing the patio, sweep any debris and hose down until clean. Create a mixture of one cup baking soda with two cups distilled white vinegar, and spread over the concrete patio with a mop. Let sit for 30 minutes, then use a nylon-bristled scrub brush to scrub clean.

Residential Unit Sales and Average Prices Up for February

Total residential unit sales in the Greater Edmonton Area (GEA)* real estate market for February 2021 increased 52.1% compared to February 2020 and increased 36.8% from January 2021. The number of new residential listings is up year over year, increasing 7.6% from February 2020. New residential listings are up month over month, increasing 11.4% from January 2021. Overall inventory in the GEA fell 17.6% from February of last year and increased 7.6% from January 2021.

For the month of February, single-family home unit sales are up 62.2% from February 2020 and up 40.2% from January 2021 at 1033. Condo unit sales increased 19.5% from February 2020 and increased 26.7% from January 2021.

All residential average prices are up to $377,931, a 7.6% increase from February 2020, and up 3.8% from January 2021. Single-family homes sold for an average of $437,977, a 2.7% year-over-year increase from February 2020, and a 2.4% increase from January 2021. Condominiums sold for an average of $230,929, an 8.4% increase year-over-year, and prices are up 6.6% compared to January 2021. Duplex prices increased 6.6% from February 2020, selling at $343,028 which was a 0.4% decrease from January 2021.

“The Edmonton market in February saw a significant increase in year-over-year residential unit sales as well as month-to-month sales,” says REALTORS® Association of Edmonton Chair Tom Shearer. “There have also been more sales of single-family homes, condos and duplexes compared to February of last year as well as last month. The high level of activity we have seen in February is uncharacteristic for this time of year. We are witnessing a very strong market.”

Single-family homes averaged 48 days on the market, a 23-day decrease from February of last year. Condos averaged 62 days on the market, an 11-day decrease year-over-year, while duplexes averaged 48 days on market, a 32-day decrease compared to February 2020. Overall, all residential listings averaged 52 days on market, decreasing by 21 days year-over-year and decreasing by 13 days compared to the previous month.

Daylight Saving Time (DST) is the practice of moving the clocks forward one hour from Standard Time during the summer months, and changing them back again in the fall. The general idea is that this allows us all to make better use of natural daylight.

To remember which way to set their clocks, folks often use the expression, “Spring forward, fall back.” Note that these dates are for locations in the United States and Canada only; other countries may follow different dates.

Daylight Saving Time begins on Sunday, March 14, 2021 at 2:00 A.M. On Saturday night, set your clocks forward one hour (i.e., losing one hour) to “spring ahead.”
